The Story That Soft, Bouncy Spots In Your Floor Are Trying to Tell You

At first, a soft, bouncy spot in your floor might seem like an easy thing to ignore. You might decide simply not to walk there.

However, the problem won't go away with time. In fact, the problem often gets worse.

What does it mean? What are your floors trying to tell you?

Here's a few things that could be happening.

1) The air is too humid in your crawl space or basement.

Floor joists, which support your floor, can weaken over time due to numerous reasons. One reason is that the air is humid, and the wood is slowly rotting away. As the wood succumbs to microbial growth, it weakens, and you may notice musty or moldy odors as well.

To prevent this, you will need a waterproofing system with a CleanSpace encapsulation or a sump pump to remove the water and send it away from the foundation.

2) Support posts/columns are built too far apart.

The weight of your home is supported by block, brick, or even wood columns located throughout the crawl space or basement. To cut costs, builders may choose to lessen the amount of support columns. However, if there's too much space between columns, the structure becomes overloaded and sags between columns.

3) Existing columns are settling.

Home settlement isn't limited to just your poured concrete foundation. It can happen beneath your crawl space support columns too. Over time, as the weight of the home continues to exert pressure, the soil can lose its load-bearing capacity and allow the column to sink.

The SmartJack System

How Do I Fix It?

We recommend the SmartJack system to fix your sagging, soft, bouncy floors. Why? It addresses the root cause of settlement by redistributing the weight of the home onto competent strata, and immediately lifts sagging floor joists, eliminating the threat of floor failure from moisture, mold or wood rot. It can be installed at any time of the year, and its adjustable design allows a custom fit for every SmartJack, making it a convenient fix as well as a highly effective one.

Lastly, its 25-year product warranty ensures that your home will be supported for many years to come, transferrable onto the next homeowner upon the sale of the house.
