Imagine one day, you walk into your basement, and you immediately realize the floor feels different — it's damp. Maybe that's the reality you're in right now while reading this.

If it's not due to a plumbing leak, there's many reasons why a basement can still get wet. A lot of it has to do with the way foundations are built.

A wet basement with dirty, pooling water in Anchorage.

Reason 1: The "damp-proof" coating failed.

This is not uncommon. In fact, to an extent, it's expected. Many home builders will put an inexpensive black tar coating (called "damp-proofing") on the outside of the basement wall. However, this doesn't bridge wall cracks, doesn't stop water completely, and doesn't last forever. As this "damp-proof" coating disintegrates, the building water pressure outside of the basement wall finally seeps through the most vulnerable point of the foundation — at the floor-wall joist in your basement.

Reason 2: The footing drain failed.

Many home builders will also install a proper drain around the bottom of the foundation, which is called a footing drain, in order to prevent wet basements. However, footing drain failure is extremely common. Often times, you'll find several problems with footing drains, including:

The drain leads to... nowhere.

The place they lead to is crushed, clogged, or blocked.

Over time, the drains clog as the water washing into them brings silt and mud with it.

Putting stones around the drains give room for drainage and prevent clogging, but ultimately might have very little or no stone around them, since stone is expensive.

The drains are not connected as a continuous loop or are installed too high.

As water fails to drain around the footing, hydrostatic pressure builds against the basement walls.

Thus, water seeps through the joint between the footing and the wall (as mentioned before), wall cracks and pipe penetrations, porous block walls, or even under the footing, although that's pretty rare.

Reason 3: Pump or power failure due to a faulty waterproofing system.

Let's say you addressed these issues by installing a waterproofing system and sump pump. Without the right drainage system, or the right sump pump... the problem might not go away. To start, not all sump pumps are equal — in fact, the most experienced generation of our times might recall that sump pumps haven't always been known to be reliable. Many older sump pumps would stop pumping during a power failure, or clog and stop working, or be unable to keep up with the high water volume in hard rain.

Modern sump pumps, however, have changed. For example, our TripleSafe© sump pump system includes three Zoellar pumps, the most reliable in our industry. It provides a battery-operated pump that will continue to pump even in a power outage, as well as two cast iron pumps to protect against pump failure or hard rain. This system can remove up to 6,400 gallons of water out of the basement per hour.

When paired with a full-perimeter drainage system designed and installed by a foundation and waterproofing expert, your basement will stay dry in rain or shine, all year long.

If you have a wet basement, don't worry — our modern basement waterproofing techniques can and will fix your water problem.

This is a great time to get your wet basement fixed for good. Our team even provides no-cost estimates — call today to set your free appointment.

The cause for wall failure is driven by an invisible force: pressure. The soil around your home puts a lot of pressure on your foundation walls, varying depending on the type of soil surrounding your home. When you think about it, there's nothing on the inside of the basement walls that's pushing back to counter that pressure.

So, let's break down the causes for this pressure and wall failure.

Poured Concrete Foundation Cracks

3 Causes of Wall Failure

Expansive Clay Soil

As moisture in the ground increases and decreases, clay expands and contracts. If you've ever looked at a dirt baseball field during a dry spell and noticed cracks in the dirt, this is because the clay soil shrinks when it's dry. However, when it's wet, the clay soil expands. This expansion can put a lot of pressure on your basement walls.

Frost

Especially for unheated basements, in cold climates, frost can put pressure on a wall and cause it to fail. Don't underestimate the ice! Frost forces can be extremely powerful. They can even lift shallow foundations up out of the ground, causing significant damage to the home.

Hydrostatic Pressure

This is not just another way of saying 'pressure'. Hydrostatic pressure is specifically the pressure exerted by a fluid due to the force of gravity. Simply, if water saturates the backfill soils around your foundation, the water will exert pressure against your walls.

Signs Of Potential Wall Failure

How do you know your basement walls might be at risk?

For concrete block foundations, if there's horizontal cracking or stairstep cracking, this means that there may be bowing in your wall and you need foundation repair work done. Additionally, if there's pushing in at the bottom of the wall, or leaning in at the top of the wall, this means the framing of the home may be compromised.

For poured concrete foundations, if you notice leaning in at the top of the wall or diagonal cracking at the corners, then your foundation will need repair work done. Poured concrete foundation walls are more likely to lean in at the top rather than bow near the middle.

Your might wonder how often homes endure foundation damage and are in need of foundation repair. The truth is, it's more common than you think.

Soil movement is common after the freezing and thawing cycle, and heavily contributes to problem soils that are in constant movement—causing settlement and long-term damages to homes.

When your home begins to succumb to settlement and begins to cause foundation damage, it shows in many ways, including: a gap between the floors/walls/ceiling, wall cracks, basement or crawl space cracks, "sticking" doors and windows, cracks extending from the corners of door frames and windows, etc. These problems can cause even more problems to the longevity, health, and safety of the home.

How do you begin to tackle these problems? There's many ways, but today, we'll feature a couple of the most reliable solutions: helical and push piers.

SupportWorks© Push Piers Installed in an Alaskan Crawl Space.

Push Piers: For Heavy Loads

Our steel push piers will help transfer the weight of the home from its concrete foundation—through the steel bracket and piers—onto a deep load-bearing soil or bedrock. In many cases, this solution can even lift homes back to level, closing cracks and improving the operations of doors and windows.

Additionally, it reaches much greater depths than other options. Because they are driven at high contact pressures all the way to bedrock—or a stable soil layer using high-capacity hydraulic pumps and cylinders—they are the least risky solution when local soil conditions are unknown. Structures such as stoops or decks also may not be heavy enough to drive push piers to a sufficient depth. In these situations, a helical pier may be a better solution.

Helical Piers: For Heavy and Light Loads

A helical pier is named after its unique design, as the first section that advances into the ground has one or more helix-shaped blades welded into the shaft, allowing it to be mechanically screwed into the soil. These piers can be installed from the exterior or interior of your home, and possibly lift the home back to its original position.

Regardless of the weight of the structure, helical piers are an ideal solution to permanently stabilizing a home. It provides quicker installation, and permanently solves foundation settlement issues. However, don't hire inexperienced helical pier installers—as they may not advance the pier deep enough if a stiff soil layer is encountered near the surface, which may be above a problematic soil layer.

Luckily, our team is full of experienced helical pier and push pier installers, and we solve these kinds of foundation problems every day, transferring its weight from eroding problem soils onto stable, reliable ones. Contact us today for a FREE estimate!

For some people, the idea of going into their crawl space is nothing short of nasty. It smells terrible—why bother?

Well, there's one important reason: If your crawl space smells bad, it's likely mold.

And if there's mold, you're already breathing it.

How To Fix Mold In Your Crawl Space

Over 50% of the air you breathe on the first floor of your home comes from the crawl space. That's a problem when most of the air in your crawl space is mold spores!

We care so much about mold because we know the truth that other competitors won't tell you: Mold can grow in a waterproofed crawl space. It just depends on a couple main factors: Mold needs organic material (which every home has) and a high relative humidity, about over 60-70%. It doesn't have to be wet for mold to grow—just humid. In fact, mold doesn't grow underwater.

The only way to stop mold from growing is to keep relative humidity below 55% all year long, and the best way to do that is to keep your air dry. Damp indoor air costs more money to cool, so by keeping your crawl space dry with our encapsulation system, we make it cheaper to keep your home healthier.

A popular solution that we and our homeowners love is our SaniDry Sedona, the world's most powerful dehumidifier for its size! Not only is it highly energy efficient as an Energy Star rated appliance, but it's also an air purifier as well. Keeping the air dry will also dry the environment, and mold doesn't stand a chance on dry things.

A SaniDry Sedona connected to a sump pump.

What About Anti-Mold Paint?

You might've been told that anti-mold paint can eliminate mold from your crawl space. However, this simply isn't true. It depends on the environment, as previously mentioned. Is it humid, and are there organic materials for mold to grow on? Paint won't stop mold from growing. Consider the contents of your crawl space: If you have a cardboard box, does it have to be painted too? Or what about all of your furniture? Mold grows with or without a coating, if the environment is right. That's why we use products, such as the SaniDry Sedona, that help you climate control your crawl space to eliminate any threat of mold.

How Do I Get Started?

To start removing mold from your crawl space, it's best to contact your local crawl space repair and waterproofing contractor, such as us. We'll provide you with a free inspection and a free estimate of work, presenting you with pictures and all the facts you need to know about your crawl space before making a decision. Contact us today to schedule an appointment!

That's a big problem if you have a wet crawl space. Why? It's easily the best environment for America's #1 indoor allergen, dust mites, to thrive.

Before CleanSpace© In Anchorage, AK

After CleanSpace© In Anchorage, AK

Why Dust Mites Love Your Wet Crawl Space

Dust mites don't live in your crawl space, so you might be wondering why they're at all related.

First, where do they live, you might ask? These microscopic parasites live off skin flakes that you shed. They live in your bedding, your carpet, and your furniture. Dust mite droppings are tiny and float in the air, where they can breathed in and aggravate allergies and asthma.

Because they're so tiny, you might wondering how they got there in the first place. It starts with your crawl space.

If you have dirt crawl space—meaning there's exposed earth—then there is water vapor accumulating in your crawl space. This is especially true if your crawl space has ventilation. As water in your surrounding area sinks deep into the earth during all kinds of weather, water vapor will rise back up into your crawl space. Without a sufficient way of separating this water vapor from your home, that humidity will continue to build in your crawl space. It's simply very difficult to keep your house dry when you have a dirt crawl space under it.

Now, consider this: Like mold, dust mites need over 50% relative humidity to live. While they don't live directly in your crawl space, they like your crawl space because it has life-giving humidity that allows dust mites to thrive upstairs. By drying your crawl space, you can dry the home enough to kill off the dust mites.

How Do I Dry My Crawl Space?

It starts with a crawl space encapsulation—and we know for a fact there's no better crawl space encapsulation system than CleanSpace©. Its heavy 20 mil thick liner is over twice as thick as industry standard liners, and it's manufactured in 7 layers to optimize puncture resistance, flexibility, and brute tear resistance. Lastly, it's manufactured with an antimicrobial additive called "UltraFresh" molded right into the material. The results? An attractive, bright, tough crawl space liner that is vapor-proof and warrantied by us for over 25 years against rips and tears! Homeowners with a CleanSpace© encapsulation system can even start using their crawl space for storage, which might've been unthinkable before our CleanSpace© installation.

Knowing why your floors are sloping is key to deciding whether or not to repair it, and how to repair it.

Luckily, we have answers! Let's break it down.

A block column, highly susceptible to settlement.

How Do I Know My Floors Are Sagging Or Uneven?

You might notice that your floors are sagging or uneven when you see:

Your floors are sloped. Sometimes, this creates a gap between floor and interior walls.

Cracks in interior walls and gaps around door frames occur, due to a wall sinking along with the floor.

Doors stick, or have been 'shaved down' to close properly.

Gaps appear between existing columns and girders in the crawl space.

You notice shimming between existing columns and girders in the crawl space (a sign of past repair attempts).

Damage from moisture, such as wood rot and the deterioration of the floor joists in the crawl space.

Why Is My Floor Sagging or Uneven Now?

Your home was likely built perfectly level and strong. So, why are your floors doing this now? There's a few key reasons to keep in mind.

Existing Columns Are Spaced Too Far Apart

When a crawl space is constructed, block or brick (sometimes, even wood!) columns are located throughout the crawl space to support the weight of the home. However, if these columns are spaced too far apart, the structure can become overloaded and sag between the columns.

Floor Joists and Girders Have Weakened

Most homes have dirt crawl spaces, which is a huge problem for homeowners because excess moisture and humidity can quickly become a problem. Over time, this can cause wood rot in the home's girders and floor joists, meaning they can't support the weight above. The floors above the crawl space can then become bouncy, soft, and may begin to sag.

Existing Columns Have Settled

Weak soil can cause existing columns in the crawl space to sink or settle, often causing a gap between the top of the column and the bottom of the girder it was supporting. Once the column settles, the girder sags and the floors above sag. It's a chain reaction.

So How Do I Fix Sagging, Uneven Floors?

Our SmartJack© System is uniquely qualified to lift your bouncy, soft, uneven floors. Its engineered fill addresses problem soils and immediately lifts sagging, sloping floors, eliminating the threat of floor failure from moisture, mold or wood rot. Its adjustable design also enables a custom fit for each SmartJack©. Its quick installation allows it to be installed at any time of the year and with minimal disruption. Lastly, its zinc-plated and galvanized steel components resist corrosion, making it a long-lasting fix for your floors for many more years to come.

Are you scared to find out because it's particularly nasty down there?

It's probably because of water. Specifically, water vapor rising into your home, and creating high humidity, condensation, and mold in your crawl space.

Moldy debris in a customer's crawl space.

What Causes That 'Musty' Smell Exactly? Are You Breathing Mold?

Our sense of smell benefits our survival. We can smell all kinds of threats to our health, sometimes including the presence of bacteria. We can do this not due to smelling the bacteria themselves, but because of the gaseous waste that bacteria release as they metabolize and grow.

That same science applies to mold.

The smell of mold in a wet basement is often described as musty or earthy. This is because that mold is growing rapidly enough to produce excessive amounts of microbial volatile organic compounds (MVOCs), or gaseous waste that we can detect with our noses.

So, no, you're probably not breathing mold directly, but instead the gaseous waste it produces. That might seem slightly better than breathing mold, but these organic compounds in the air can affect your health (especially with allergies and asthma), and quality of life in your own home. Too much mold exposure is dangerous, and requires fast action when you notice the problem developing.

Why Mold Can Grow In Your Crawl Space

Many homes have vents, dirt floors, or even both in their crawl space. But, no matter what region you live in, or what season it is, these tend to be a long-term disaster for the home.

Vents are good for more than letting in hot, wet or cold air—they can let in water too. High humidity in a crawl space causes all porous materials to soak up moisture from the air like a sponge. Wood in a damp environment will become damp itself. Damp wood rots, and mold grows on it.

With dirt crawl spaces, remember that dirt can accumulate a lot of moisture and much more. A dirt crawl space invites any natural occurring gasses (like radon) or water vapor to rise and freely accumulate in the crawl space.

The same customer's crawl space, transformed!

Stop Mold Growth With A CleanSpace© Crawl Space Encapsulation System

An encapsulation is crucial to protecting your home from moisture and mold growth. However, you don't want a liner that easily tears and rips whenever the crawl space is accessed.

Our CleanSpace© encapsulation system has a heavy 20 mil thick liner which is manufactured in 7 layers—a blend of high density polyethylene for puncture resistance, low density polyethylene for flexibility, and polyester cord reinforcement for brute tear resistance. Our encapsulation system is intended to be a permanent improvement to your home, and its bright white finish allows you to easily see that your crawl space is free of mold, insects, and dirt. Best of all, the liner is also manufactured with an antimicrobial additive called "UltraFresh," molded right into the material.

With CleanSpace©, you can effectively lower the humidity in your crawl space and even make it accessible for storage, utilizing more space in your home than ever before! Depending on your home, we can provide customizable solutions to suit your needs.

Have you checked your gutters recently? It might save you more money than you think.

Your gutters are important for protecting your basement—maybe it sounds strange, but it's true! The gutter system channels water away from your foundation, therefore protecting it from floods and leaks.

If there's obstructions in the gutters, such as dead leaves in the fall, it can trigger many other problems, such as basement flooding (and, in some cases, increases the probability of foundation failure). We can waterproof your basement and repair your foundation, but that doesn't mean we want these things to happen to you! In fact, we have specific products to help move water away from your foundation.

What Causes Gutters To Clog?

Are your gutters prone to clogging? That could be possible due to several factors.

First, do you have a near-flat roof? While there aren't many of these in Alaska, it's important to consider if your roof is accumulating debris due to the lack of a deeper slope.

Second, are your gutters sloped enough to provide efficient drainage? If your gutter isn't in the right angle, water will struggle to flow at a desirable speed.

Third, are your gutters getting a sludge and slime buildup? When organic matter breaks down, such as leaves and animal droppings, it can decompose and turn into gooey slime or sludge. This buildup makes it even more difficult to flow water properly through your drainage, and can be difficult to remove.

Preventing Damage To Your Home From Gutter Cloggage

First of all, it's important to unclog your gutter at least twice a year. The most ideal times to do it are often in fall and late spring, when debris and organic matter buildup are going to be at their most severe. Doing it before winter is even more important because snow will accumulate on your roofs and gutters, making the debris heavier for several months at a time.

You may also want to inspect and unclog your downspouts. If water flows freely into your gutter cavity, but doesn't drain through, your downspout may be the problem.

Lastly, but perhaps most importantly, you may need a downspout extension so your water isn't draining directly next to your basement or crawl space. At Foundation & Crawl Space Repair of Anchorage, we have several options that might appeal to you.

LawnScape Outlet

This connects to your downspout to a special LawnScape Outlet sending water away from the foundation while camouflaging the end of the pipe. It's best for downspout extensions over 7 feet long, and a popular choice for sump pump discharge lines. Its removable lid provides easy access for cleaning, especially in those seasons (like fall!) when organic matter can threaten cloggage.

RainChute

This downspout extension is recessed into the ground and carries downspout water away from the foundation. It's best for homes where the lawn starts at the foundation. Its clog-free design flushes leaves and debris away, yet it's also lawnmower friendly. You won't break your lawnmower while cutting grass around it!

RainChute EZ

Alternatively, this downsprout extension is above ground and directs water 3-8 feet away from the home's foundaiton. It's best for landscaped area near the foundation, and its clog-free design will flush and debris away! This makes your life a lot easier in any season.

Want To Protect Your Foundation From Downspout Water? We'll Give You A FREE Estimate

Do you have a musty, moldy smelling basement? Do you wish it were a cleaner space for you and your family to spend time in?

Don't wait for the school year to be over! The best time to get started on your basement and to prepare your home for the holidays is by starting your basement right now.

Maybe you don't know where to start. Maybe it's just an uncomfortable space to be in, and you're not sure if it's the dampness or the musky smell.

Well, at Foundation & Crawl Space Repair of Alaska, we know exactly what to do about it.

Why Refinish My Basement With Foundation & Crawl Space Repair of Alaska?

We deal with waterproofing crawl spaces and basements every day. That's our bread and butter. So, you might be wondering why we want to refinish your basement.

The truth is that your basement and crawl space has a lot of nuances to it. You might be remodeling because of an uncomfortable smell, or a crack in the wall that you noticed there. However, no matter how insignificant the reason might be, you might be surprised how major of a problem it can become. Even unconsciously, your basement could be developing into a home for mold and moisture right under your nose. Other companies for remodeling or refinishing might not catch on that you have different, structural issues that need to be addressed before you continue on, and cost you more money in the long run.

For example, there's a lot of reasons why the smell of your basement indicates a lot of issues. Most reasons for a bad basement have to do with moisture, even if you're not sure it feels particularly damp. A musky smell, even a faint one, is a sign that there's too much moisture in the basement and it needs to be drier. Your nose is a great detector for bacteria, which is why smell is an important indicator if you should have concerns for your basement.

From Basement To Beautiful

If you're not sure where to start, our Basement to Beautiful wall panels are a great way to go from ugly, damp, cold basement walls to beautiful and ready-to-finish dry walls with studs and electrical wire chases. Not only are they designed to be easy and quick to install, but they are permanent and completely inorganic, meaning they will never rot or grow mold like conventional insulation and wood studs.

You'll also love our Elite Plank Flooring, which provides the feel and look of wood floors, but isn't made of wood at all. Wood floors should never be installed into your basement because it absorbs water vapor from concrete slab and walls. This flooring will not be affected by moisture or water in any way, giving you that luxurious look without any of the worry.

We know that you want a safe and healthy basement, and we know what it takes to make it happen, especially in a place like Alaska. So why choose anyone else to install these wonderfully easy and effective products for your home? Contact us today for a FREE estimate before the school year is in full gear!

A CleanSpace© Encapsulation With SilverGlo©.

Living in one of the most beautiful states in America comes with a high price—namely, energy. As an Alaskan resident, you probably know that you pay more for heating than most Americans. What you may not know is that your crawl space is a likely contributor to how expensive your energy bills are.

In this article, we'll break down why crawl spaces are such a problem area for homeowners that want to make their lives as cost-efficient as possible.

Even Brand New Crawl Spaces Were Rarely Well-Insulated

For many years (and even in the present), builders have attached vents to crawl spaces. However, there's no reason for your crawl space to have vents—besides inviting moisture, mold, and wood rot into your home, it invites cold air.

Cold air that stays in your crawl space, right? Wrong.

Most crawl spaces aren't insulated so well that it provides an impenetrable boundary between outside air and your home. Cold air in your crawl space means cold floors, cold drafts, and high energy bills.

You don't need vents to your crawl space for this to be true. If you have a dirt crawl space, or any gaps or cracks that leak air into the crawl space from the outdoors, you're likely paying an extra premium for your energy bill in the winter.

How CleanSpace© Encapsulation and SilverGlo© Can Help

You don't want to pay more for your energy than you have to—and if you're going to optimize your crawl space protection, you're going to want the best.

That's why our proven, patented CleanSpace© crawl space encapsulation system with SilverGlo© can help.

It's a long-term solution

At Foundation & Crawl Space Repair of Alaska, we know you want long-term solutions. That's what we provide. Our CleanSpace© encapsulation system comes with a 25 year warranty, because we're confident you'll love it for decades to come.

It provides real insulation—no fluff!

Most crawl spaces are insulted with fiberglass, cellulose, or mineral wool. So why do we prefer CleanSpace© with SilverGlo©?

CleanSpace© encapsulation will completely envelope your crawl space with a thick liner (20 mil compared to the industry standard of 9 mil) that will provide waterproofing as we permanently separate your home from the earth in your crawl space. Then, we line your crawl space walls with SilverGlo©, which are long planks made from expanded polystyrene insulation with infused graphite, providing tiny particles that reflect heat and lower the material's conductivity for superior heat resistance.

Unlike other materials in the market, SilverGlo© also has a radiant barrier that reflects heat back into the home, making your floors warmer and highly reducing cold drafts.

You'll never want to go back to other materials, which have issues with heat resistance and retaining moisture in the long-term.

Your crawl space becomes attractive, waterproof, and great for storage

Watching your energy costs fall aren't the only benefit to our encapsulation system. Your crawl space becomes an entirely new, accessible part of your home that's permanently resistant to moisture, outside air, and can be a safe place for your storage needs! You'll love being able to use your home in a whole new way after getting your crawl space redone.

Why is waterproofing your crawl space so important, exactly? It's an important topic, even more than lowering your energy bill, since your crawl space can otherwise be responsible for mold, wood rot, and lowering your home value by tens of thousands of dollars. You can learn more about it here.

Creating a basement waterproofing system is crucial in protecting your home from water damage, mold, mildew, foundation issues, high energy bills, and many other unwanted problems. Here at Foundation & Crawl Space Repair of Alaska, we don't just specialize in stabilizing your foundation and repairing your crawl space - we also offer a variety of patented products and solutions to keep your basement dry too. If you’ve ever had a flood in your basement before, it is likely to happen again. Fortunately, there is a lot you can do to prevent water from getting into your basement!

1. Basement Drainage System

Our Solution: WaterGuard is our subfloor, interior drainage system. It is installed around the perimeter of the basement where the floor meets the wall. It is specially designed to capture water seepage through the walls and leaks along the floor. Its nearly invisible design is fast, easier, and less expensive to install than exterior drainage systems, and its rugged plastic material will never corrode or decay.

2. Sump Pump System

Our Solution: The TripleSafe sump pump system is the superior solution when choosing a pump to best protect your basement from flooding. Its three-pump design automatically adjusts to the current pumping requirements of the basement. It includes a heavy-duty 1/3 horsepower cast-iron pump, a ½ horsepower pump, and a battery-operated pump that turns on in the case of power failure.

3. Dehumidifier

Our Solution: The highly efficient and high-capacity SaniDry Sedona Dehumidifier and Air Purification System. This energy-star-rated system is noted as the most efficient dehumidifier in the world. It can take up to 100 pints of water per day while using the same amount of energy as a 40-pint dehumidifier. The SaniDry Sedona eliminates musty odors and dampness without you ever having to empty a bucket, because it automatically drains to your drainage system!

4. Downspout Extensions

Downspout extensions divert water away from your home’s foundation by extending your gutter’s discharge lines. When water is dumped directly onto your foundation and the foundation soils get very wet, hydrostatic pressure can cause water to seep through your basement walls. This is why you want to extend your downspouts and redirect water to being disposed of a safe distance away from your home.

If you’ve ever had water in your basement and want to know more about our top-quality waterproofing solutions, give us a call! All of our installations include a written, transferable warranty that will provide you with long-lasting peace of mind.

If you’ve been dealing with allergy symptoms like a stuffy nose, itchy throat, or persistent coughing, the problem might be coming from under your feet—literally. Crawl spaces and basements are common culprits of poor indoor air quality, and waterproofing them could be the key to breathing easier.

The Hidden Air Quality Problem Below Your Home

Mold: A Silent Invader

Mold loves moisture, and damp crawl spaces are an ideal breeding ground. The danger isn’t just on the walls or floors—mold releases spores that become airborne and travel through your HVAC system, spreading throughout your home. This invisible invasion can trigger allergy symptoms, respiratory irritation, and even long-term health issues if left unchecked.

Dust Mites: Microscopic Allergens

Dust mites don’t drink water—they absorb moisture directly from the air. If the relative humidity in your crawl space is above 50%, you’re creating a perfect habitat for these microscopic pests. As they break down and release allergens, the particles circulate through your home, worsening allergies and asthma symptoms.

Poor Indoor Air Quality: The Stack Effect

Thanks to a phenomenon known as the "stack effect," air from your crawl space naturally moves upward into your living areas. In fact, building science experts estimate that up to 50% of the air on the first floor of your home comes from the basement or crawl space. If that space is musty and damp, the air you breathe is compromised—along with your comfort and health.

How Waterproofing Can Help Your Breathe Easier

Stop Moisture Before It Spreads

Professional waterproofing systems—like our CleanSpace Encapsulation System—stop water from seeping into your crawl space. By keeping moisture out, you eliminate the environment that mold and dust mites rely on.

Maintains Healthy Humidity Levels

Adding a powerful dehumidifier, such as the SaniDry Sedona, helps regulate humidity and keeps levels below 50%. This not only makes it harder for mold and dust mites to survive, but also significantly improves air quality throughout your home.

Keep Mold & Mildew as Bay

With moisture under control, mold and mildew lose their grip. A waterproofed crawl space stays dry, clean, and functional—so instead of being a source of health hazards, it supports a fresher, healthier indoor environment.

Waterproofing your crawl space isn’t just a home improvement—it's an investment in your health. By sealing out water, controlling humidity, and eliminating mold and allergens at the source, you can breathe easier, sleep better, and enjoy a home that truly supports your well-being.

Have you started to notice your floors feeling a little too soft, bouncy, or uneven underfoot? Maybe you’ve spotted a slight slope, or doors that used to open smoothly now stick or drag. While these issues might seem minor at first, they could be warning signs of a much bigger problem: sagging floors caused by foundation issues.

When floors start to sag, it’s often more than just wear and tear—it’s a structural red flag. Left unchecked, it can lead to serious damage, costly repairs, and even safety hazards.

Let’s walk through the warning signs, common causes, and why it’s so important to act early.

Telltale Signs of a Sagging Floor

Don’t ignore these signs—each one could point to a deeper issue in your crawl space or foundation:

Uneven or sloping floors

Gaps between the floor and interior walls

Doors and windows that stick or won’t close properly

Cracks in walls or around door frames

Bowing or sinking interior walls

Shifting support beams or columns

Signs of moisture or excessive humidity

Soft or rotting wood under your home

Visible damage to floor joists or girders

Why Do Floors Start to Sag?

Understanding the cause is the first step toward finding the right fix. Here are some of the most common culprits behind sagging or bouncy floors:

1. Inadequate Support Spacing

During the original construction, support columns in your crawl space may have been placed too far apart. Over time, the beams in between can begin to sag under the weight of your home.

2. Moisture Intrusion

Crawl spaces are notorious for trapping moisture. If left unmanaged, humidity and dampness can weaken the wooden structural components, leading to rot, mold growth, and overall deterioration of the support system.

3. Shifting or Weak Soil

The soil under your foundation can settle or shift, especially if it wasn’t properly compacted or becomes saturated with water. This movement affects the stability of your support columns, leading to an uneven or unstable base for your floors.

Why You Shouldn’t Wait to Address It

Sagging floors are more than just a nuisance—they’re a signal that your home may not be properly supported. If ignored, the problem can worsen quickly, leading to:

More severe structural damage

Increased repair costs

Lower property value

Potential injury due to collapsing or unstable floors

Acting early not only saves you money—it protects your home and your family.

Initial Assessment & Planning: Our team begins with a comprehensive inspection of your basement. We evaluate the extent of water infiltration, determine potential sources of moisture, and create a custom solution tailored to your specific needs. We will explain each step, so you can feel confident about the work ahead.

Excavation: After finalizing the plan, a narrow trench is carefully excavated along the perimeter of your basement floor, adjacent to the foundation walls. The trench is designed to be minimally invasive while allowing for optimal water collection.

Placement of Perforated Pipe: In this trench, we install a specially designed perforated drainage pipe. This pipe is the central component of the system, designed to capture any water that enters your basement. The perforations allow water to flow into the pipe, ensuring efficient drainage and preventing water from accumulating near your foundation.

Backfilling with Drainage Stone: Once the pipe is in place, the trench is backfilled with a specially selected drainage stone. This stone not only supports the pipe but also acts as a natural filter, ensuring that water moves freely toward the pipe without obstruction.

Installation of the Plastic Cover: The final step involves covering the system with a durable plastic cover. This protective layer prevents debris from clogging the system, while still allowing easy access for future maintenance or adjustments.

Why Choose WaterGuard?

WaterGuard stands out as one of the most effective and discreet basement waterproofing solutions available today. Here’s why it’s the best choice for protecting your home:

It channels the water into a sump pump system, which then directs it away from your home’s foundation. This prevents issues like standing water, mold growth, and musty odors, ensuring your basement stays dry and healthy.

Discrete and Non-Intrusive Installation: Because WaterGuard is installed beneath your basement floor, it remains completely out of sight. This feature is particularly beneficial for homeowners with finished basements, as it ensures the aesthetics of your space are preserved while still providing superior water protection.

Long-Term Durability & Peace of Mind: WaterGuard is crafted from high-quality materials that are built to last.

Crawl spaces, though often overlooked, play a crucial role in the overall health and longevity of your home. A damp, poorly maintained crawl space can lead to serious issues such as mold growth, wood rot, and weakened structural integrity. Encapsulating your crawl space is one of the most effective ways to protect your home from these risks. Below are four essential steps you can take to successfully encapsulate your crawl space and ensure it remains dry, healthy, and well-maintained for years to come.

Step 1: Fix Groundwater Leakage

The first step in encapsulating your crawl space is addressing any potential groundwater leakage. Groundwater infiltration can cause significant damage over time, leading to structural issues, mold growth, and unhealthy humidity levels. One of the most reliable ways to manage this issue is by installing a high-quality sump pump system.

What to look for in a sump pump system:

Airtight Lid: This prevents moisture and gases from entering the crawl space and keeps your home’s air quality intact.

Pump Stand: This ensures that the pump remains elevated, preventing it from clogging with debris or dirt.

Floor Drain: A floor drain ensures that any water that may accumulate on the floor is efficiently directed towards the sump pump for removal.

Alarm System: A sump pump alarm alerts you if there is a malfunction or if the pump fails, providing peace of mind that your crawl space remains dry.

In addition to a sump pump, it’s important to address water flow around your home’s foundation. Installing buried downspouts to divert water away from your foundation can help prevent water from pooling around the perimeter of your house. This simple yet effective measure will reduce moisture levels in the soil, maintaining a stronger and more stable foundation.

Step 2: Isolate the House from the Earth

Moisture and humidity from the earth can be absorbed through your crawl space’s soil, leading to unpleasant conditions like mold growth and wood decay. Therefore, isolating your home from the earth is a crucial part of the encapsulation process.

One of the best ways to do this is by installing a durable vapor barrier. This barrier acts as a shield against moisture, preventing it from seeping up into your crawl space. For optimal protection, look for a vapor barrier that is antimicrobial treated to prevent mold and mildew growth.

While the vapor barrier is essential, you also need to ensure proper drainage. Installing a drainage system underneath the vapor barrier will direct any water that may accumulate away from your crawl space, ensuring that your encapsulation remains effective over time. By creating a well-sealed, moisture-free environment, you’ll protect your home from potential water damage.

Step 3: Seal out the Outside Air

Crawl spaces are notorious for being drafty, and outside air can introduce moisture, humidity, and even pests into your home. To maintain a stable, controlled environment, it’s crucial to seal off all vents and prevent air infiltration.

Start by sealing off crawl space vents completely. Vents are typically designed to allow air circulation, but in an encapsulated space, airflow is unnecessary and only serves to bring in unwanted moisture. Next, install a high-quality crawl space door. The door should be airtight, watertight, and durable, providing an effective barrier against moisture, pests, and external air. Choosing a door made from high-grade materials ensures that it will withstand the test of time and won’t deteriorate or warp under harsh conditions.

Step 4:Keep the Air Dry

Even after your crawl space is properly sealed off, moisture in the form of humidity can still infiltrate the space. Therefore, maintaining dry air is essential to prevent the growth of mold, mildew, and musty odors. A dehumidifier is one of the best tools to regulate the moisture level in your crawl space. By continuously pulling moisture from the air, a dehumidifier will help maintain optimal humidity levels and keep your crawl space dry.

In addition to a dehumidifier, consider installing an air purification system. These systems can filter out airborne particles, such as mold spores, dust, and allergens, ensuring that the air in your crawl space—and throughout your home—remains clean and healthy. This extra layer of protection will not only improve the air quality but also help prevent potential health issues caused by poor air circulation.

Encapsulating your crawl space is a significant investment in the health and longevity of your home. By following these four essential steps—fixing groundwater leakage, isolating your house from the earth, sealing out outside air, and keeping the air dry—you will ensure that your crawl space remains free from moisture and harmful contaminants. With the right steps in place, your crawl space will serve as a safe, dry foundation for your home for years to come.

We got them on the schedule to meet with our Specialist Ethan, once he got out to the home he met with the homeowners and went over their concerns and answer any new questions they might have had.

Once he was done with that they went into the basement, Ethan knew the best products for the homeowners was going to be our SuperSump Pump and our WaterGuard Drainage System.

We installed our smartpipe drainage system that is installed along the footing of the home. This is to collect any water entering through the foundation before it gets to the crawlspace floor. We then installed our super sump pump that is connected to the smartpipe. This is able to hold large amounts of water and circulate it back outside of the home. And do not worry, we offer back up batteries as well as our iceguards that keep the system from freezing in the cold weather.

Give us a call if have any concerns or even if you are just unsure.
